New jantri rate will be effective from tomorrow, April 15. Jantri rates for agricultural and non-agricultural land have been increased sharply. Meanwhile, Gujarat government has made an important announcement about the new jantri rates. According to the announcement, State government has given some relief by reducing the charges of percentage of jantri rates.

As per the new mechanism, it has been decided to charge 20 percent premium from agricultural to agricultural land instead of 25 percent and 30 percent premium from agricultural to non-agricultural land instead of 40 percent. Jantri rate for residential land will be 1.8 times more than ealier, Jantri rate for agriculture and non-agricultural land is 2 times, jantri rates for office will be 1.5 times to earlier rates instead of 2 times. Whereas combined rate of agriculture and land, and construction has been raised 1.8 times, while for office it has been raised by 1.5 times.
From Agriculture land to Agriculture land 20 percent premium will be charged instead of 25 percent. Also, it has been decided to charge 30 percent premium from agriculture – non-agriculture land, instead of 40 percent premium. In case the scrutiny fee is paid in the plan passing process, in such cases paid FSI charges will be recovered as per old jantri rates.
In case, where the plan is approved and the installments for FSI payments are continued, the effect of the new rates will not be applied to the paid FSI. While in case of TDR availed as per old rates the amount will be charged at the rate indicated at that time.
